With a fixed investment loan, your home loan interest rate is locked to the agreed percentage rate for what is known as the ‘fixed period’. During the fixed period, you can be certain about how much your principal and interest repayments will be on the loan. After the fixed period ends, your interest rate will switch to a variable rate which is subject to fluctuate with the market.

Fixed rate home loans for investment properties are an attractive option because they give investors certainty over their principal and interest repayments. This makes budgeting much easier. With a fixed investment home loan, an investor can plan ahead and avoid being put under financial pressure if interest rates rise.

As well as providing certainty over your principal and interest repayments, a fixed rate loan also protects you from paying more if the official cash rate rises. The flipside of this is that if the cash rate drops, you won’t benefit from paying a lower interest rate. You may also not be able to make extra repayments on a fixed rate home loan, and they often offer fewer loan features, such as the ability to have an offset account or redraw. 

A fixed rate home loan allows you to lock in a specific interest rate for a certain period. In contrast, a variable rate home loan means your interest rate could fluctuate with the official cash rate set by the Reserve Bank of Australia (RBA), or as decided by your lender.
